Signed the contract yesterday, the shop will be 48' wide and 30' deep. 3 Full garage doors and a side entrance “man door” that’s 4 feet wide. Permits will take three or four months, and Permabilt are running four months delay as well, so if I’m lucky I’ll have a shop by June. Some may feel that it ain’t big enough, but I’m also building a house with a three car garage, so.. yeah, I’ll have room for six cars all told. Here’s what the house will look like:

That’s a nice floor plan. Master bedroom sharing no walls with any other living spaces is A+

The only downside good Dr. is the master bath, they build using an all-in-one acrylic shower/tub and will not stub out to let me build what I want. It needs to be considered a complete and functioning house when complete for warranties and getting home occupancy. So.. let ‘em do it their way, then demo and build a custom shower myself. Truly a first world problem

Ugh. Unfortunately I understand.

And their “upgraded” bathroom that costs an extra $6k is a separate standard shower stall, and a standalone bathtub. I don’t want a bathtub and don’t care for off the shelf pre-formed showers either, may as well throw away what they install as no-cost then do my thang, I do have skills :)

It’s far too late for to do the math..what’s the appropriate square footage of the house?

The house will be 2400 sq ft, it’s just the wife and I but we’ll have enough rooms for visitors. W e have 7.2 acres on a river with a 670 sq ft cottage we’re living in now (Gold Bar, Wa, Wallace Falls are well known to hikers) . I updated the entire exterior of the cottage this summer, will be building a 1500 sq ft shop, and finally the house. If all goes well we’ll be in the new house by the end of 2020. Once that’s done I’ll gut the interior of the cottage and turn it into a guest house/Air BnB. The plan is to have the cottage revenue cover the taxes and utilities, fundamentally living for free.
When ALL that is done I’ll clean up the rest of the property so it’s more like a park, I have five chain saws :)

What did you decide for the shop? Pole barn, all steel, or stick-built?

T he shop will be 6"x 6" treated lumber around the perimeter of the buildingevery ten feet with no posts in the way, its’ referred to as clearspan. The walls will be wrapped in Tyvek so I can insulate after the fact, the walls and roof are 29 gauge steel

I’m using https://permabilt.com/ . I really like how they operate, you can buy a kit and DIY, pay them to do everything, or take on as much as you’d like. I have to clear and level the land and get electricity to the site, they put the shop up. I’ll have a local concrete guy do the pour ($2k less than Permabilt charges), and I’ll install doors/ windows/ gutters, run all the ele ctrical and insulate . Oh yeah, install a wood burning stove too.

Very nice! Wish I would’ve had the time (and skill) to do some of mine with my kids.
